6 days ago Be among the first 25 applicants The Manager, Site Acquisition & Expansion is responsible for leading the identification, evaluation, and acquisition of high-potential retail & property sites. The role ensures that locations are commercially viable, strategically aligned, and secured under favorable lease or purchase terms. This position also supports property development initiatives and coordinates with internal and external stakeholders to deliver sustainable expansion and asset growth. Responsibilities Market and Site Identification Conduct market scans and feasibility studies to identify potential locations for supermarket, department store, and property projects. Analyze trade areas, demographic data, traffic flow, and competitor presence to determine market viability. Maintain a pipeline of prospective sites aligned with the company’s strategic growth plans. Business Case Development Prepare business cases for proposed sites as needed. Recommend sites for executive approval based on commercial and strategic fit. Negotiation and Acquisition Lead negotiations with property owners and lessees to secure favorable lease terms or land acquisition. Coordinate with Legal for contract drafting and review. Ensure compliance with regulatory and local government requirements in site acquisition. Stakeholder Coordination Collaborate with Store Planning, PDCD, and Operations for site development timelines. Provide regular updates and reports to management on the status of expansion projects. Strategic Growth Support Monitor industry and competitor trends to anticipate opportunities and threats. Contribute insights to the company’s long‑term expansion strategy. Predictive Market Expansion Use AI-driven geo‑analytics, mobility data & consumer spending models to forecast high‑growth zones before competitors move in. Champion omni‑channel expansion by balancing physical stores, dark stores, micro‑fulfilment hubs and mixed‑use retail spaces. Data‑driven Performance Management Create a real‑time site acquisition dashboard tracking pipeline progress, cost efficiency & projected versus actual ROI. Qualifications Bachelor’s degree in Business Administration, Marketing, Economics, Management or a related field; Master’s degree or MBA is preferred. Minimum 7 years++ relevant work experience; at least 3 to 5 years of demonstrated managerial work managing a department. Experience in business development, land acquisition, or strategic planning, with at least 3‑5 years in a senior management role. Training in financial modeling, strategic planning, real estate acquisition, and risk management. Certifications in project management (e.g., PMP), risk management, or advanced strategic planning are advantageous. Willing to travel within the Bicol Region.
