The Titling Associate is responsible for the completion of title and tax declaration transfer. This position requires coordination, validation of documents, and field work. It provides support to the handover team to coordinate with the unit owners in notifying them on each step of the transfer of ownership of the unit process from starting the title until release of title and tax declaration.
PRIMARY DUTIES AND RESPONSIBILITIES
General
Validate all documents submitted by the Handover Associate to start the process of title transfer.
Able to provide recommendations to the management on how to lower the cost of expense for title transfer.
In charge to compute all government taxes for payment, for the approval of the Permits and Licensing Manager.
Accountable for the overall transfer of ownership process of the unit.
Establish and maintain good relationships with the government agencies such as City Hall, Bureau of Internal Revenue(BIR), and Registry of Deeds(RD) to prevent conflict of interest.
Ensure timely release of all documents for proper turnover.
Government Agency - BIR
Ensure documents for submission are complete and valid.
Responsible for requesting payment and paying withholding taxes per unit.
Request eCAR release.
Government Agency - City Hall
Ensure documents for submission are complete and valid.
Request tax clearance release.
Validate and request for delinquent real property tax.
Government Agency - Registry of Deeds
Submit CAR to transfer title. Request for copy of original title and surrender EBMP number.
Received NEW title and notify Handover Team for the readiness of title for pick up.
Dissociation of Transfer Certificate of Title into Condominium Certificate of Title to be transferred to the Unit Owners once all terms are met;
Government Agency - Assessor’s Office
After releasing the title, file all necessary documents for the transfer of tax declaration with the city Assessor’s office.
Filing Management and Team Coordination
Notify Handover Associate on each step of the transfer of ownership of the unit process.
Once the title has been released, all original titles must be transmitted and turned over to the Executive Secretary for safekeeping.
Receiving copies should be properly documented on its file.
Give all copies of government tax payment receipts to the Office Clerk.
File all documents used in the transfer process in its designated folder.
Covered Shift
Performs tasks, duties and covered shifts of colleagues in their absence.
