A Project Director has the overall responsibility for the successful planning, execution, monitoring, and closing-out of the project.

S/He is responsible for managing and overseeing the entire construction project, ensuring that a project is completed safely and correctly, on time, within budget, and of the highest quality. The Project Director is responsible for ensuring that the project objectives are met, the client's requirements are satisfied at each step in the project administration and construction management process.

The post holder is expected to carry out the following specific duties:

1. Pre-Constructive Phase

Review of all approved documents from the Senior Designer and QSPlanning and preparation of he commencement of the projectFacilitation of Pre-Construction meetingsManaging the overall pre-construction activitiesPreparation and submission of reports to the client and top managementEnsuring smooth and open communication within the Project Team, Client, and third-party contractors 2. Construction Phase Managing the project and the team to ensure successful project completion through proper and smooth coordinationRegular and consistent communication with the clients and disciplines involved in the projectAnalyzing the project concerns and collaboration with the team to establish creative and efficient solutionsConduct site meetings with the project team, third-party contractors, and clients' representativesQuality control; ensuring the utmost quality is completed efficiently and effectivelyMonitoring the project's progress through CMO and ensuring that vendors are complying with all agreementsReviewing of materials requests and accuracy of the construction planCompliance with all government and local regulatory requirements and permits 3. Post-Construction Phase Managing and overseeing all the activities for the closing out of the projectSecuring that the client signed the Certificate of Completion and Warranty Certificate. Ensure that the client accepted the project.Preparation of handover documents to be submitted to TQMDHAssisting the Finance Department in the collection of the 10% retention by ensuring that all remaining works are completedPreparation of reports and attending the post-project meetings 4. Team and Task Management Be an active part of the management committee and contribute to the management direction by participating in man com/teamBuild a strong working relationship with the clients and the project teamEnsure that the CMO is working diligently on the implementation of the construction project on-site.Provide leadership and promote teamwork for all assigned Project TeamsKeep all team members informed of the status of the projectAct as a positive role model to others and support Trends and Concepts culture 5.
