Support Building Manager through efficient management of day-to-day operations and preventive maintenance program to ensure critical building systems are operational and reliable.

I. Facilities Operations & Maintenance

  • Regular inspections to ensure reliable operations of building equipment systems, physical appearance, safety and security of all facilities.
  • Implement preventive maintenance works and undertake corrective maintenance if necessary.
  • Coordinate with third-party service providers for repairs.
  • Maintain inventory of tools and engineering consumables.
  • Respond to residents and tenants, provide assessment to Building Manager for proper course of action.
  • Assist Building Manager in evaluating Service Providers.

II. Reporting

  • Conduct daily walkthroughs, building inspections and submit reports to Building Managers.
  • Send daily email status reports.
  • Monitor and record utility consumption.

III. Implementation

  • Project manage and evaluate contractor performance.
  • Oversee repairs and installation works of equipment and projects.
  • Witness equipment testing and commissioning.
  • Assist during LGU inspections.
  • Prepare procurement requests for supplies.

IV. Other tasks and improvements

  • Inspect on-going fit-out works and ensure compliance.
  • Accomplish work assignments from Building Manager and/or Property Head.
  • Properly hand over information to incoming engineer.

COMPETENCIES AND SKILLS REQUIRED

  • Understanding of HVAC, plumbing, electrical and life safety systems.
  • Technical skills in design and installation.
  • Multiples skills, prioritization and attention to detail.
  • Customer orientation and communication skills.
  • Ability to interpret plans.

QUALIFICATIONS

  • Fresh licensed Electrical/Mechanical Engineer.
  • Previous experience in building maintenance operations is recommended but not required.
  • Willingness to work flexible schedules in Pasay and Makati areas.
