The Manager, Mechanical is a key role in the company, responsible for preserving the asset and providing a quality customer experience. This includes property appearance and managing service requests in a timely manner. The position will direct and perform the day-to-day operations and supervision of the mechanical maintenance and contractors.

Key Responsibilities:

  • Actively participate in objective setting, development plans, and performance review of the department
  • Prepare reports, analyze data, and make recommendations on property operations improvements, expansions of the property, and resolution to maintenance-related problems
  • Initiate and carry out Capital Expenditure projects within the provided budget and timeline
  • Perform and analyze system calculations, studies for mechanical systems, complex mechanical engineering concerns, design knowledge in mechanical distribution, and equipment specification and selection
  • Develop test requirements and assist in mechanical equipment checkout and startup
  • Implement and manage the property maintenance program based on best practices in the industry, with an emphasis on planning/scheduling and preventive/predictive maintenance
  • Supervise grounds works to ensure that work techniques, quality assurance standards, department policies, and procedures are adhered to by the Team Members and Contractors
  • Coordinate maintenance and repair directly within the different departments within the sub-division
  • Implement and/or execute management policies to hire, transfer, suspend, layoff, recall, discharge, re-assign, or discipline employees
  • Implement programs and procedures required to ensure property cleanliness
  • Implement improvements to key maintenance parameters such as asset utilization, maintenance cost, PM compliance, schedule compliance, etc.
  • Ensure maximum usage of the computerized maintenance management system (CMMS) for tracking work orders, spare parts, and maintenance history of property equipment
  • Ensure that training manuals for the maintenance department are updated
  • Ensure that maintenance technicians are adequately trained, equipped, and motivated so that the maintenance program can be accomplished in a safe, timely, and cost-effective manner
  • Implement review of the operation of property equipment and systems
  • Role model in maintaining safety, health, and environmental policies and procedures
  • Implement safety program for the maintenance department; safety records to uphold standards of maximum safety for all
  • Ensure proper usage, availability, and inventories of materials, spare parts, maintenance supplies, and equipment
  • Maintain professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks; participating in professional societies
  • Accountable for the successful execution of the maintenance contracts
  • Accountable for the successful execution of the project in terms of quality of work, maintenance of schedule, budget, and profit margins and client satisfaction
  • Responsible for all aspects of the department covered of project engineering for the company from conceptualization through the design, engineering, and construction stages to start-up
  • Handling specific technical aspects of projects appropriate to concern field. Effectively provide and communicate (translate) complex design data and specifications to field construction personnel

Requirements:

  • Degree in Mechanical Engineering. Must be a Licensed Professional Mechanical Engineer
  • Minimum of 5 years as manager or technical position in a related field/industry
  • Strong Functional/Technical Skills
  • Action Oriented Individual, excellent analytical and organizational skills, can multi-task and work independently, and strong verbal and written communication skills
  • Flexible team player who is looking to thrive in a fast-growing and often-times uncertain environment
  • Strong proficiency with Excel and PowerPoint required. Microsoft Access is a plus
  • English communication skills (written/verbal)
