DUTIES AND RESPONSIBILITIES

The project in-charge at the direction of project director and working with the superintendent will be responsible for delivering a quality project on time and within budget and standard of quality. These goals will be accomplished by implementing a realistic project schedule directing field crew and managing project level resources.Manages and implement the project management activities that will lead to the attainment of the established project KRAs under his/her assigned project. Attend and participate in the regular review, assessment and evaluation of the projects KRAs. Oversees and monitors the preparation, implementation and completion of various work stages related to the construction of the assigned projects.Identify and secure applicable permits, clearances and certifications required during project construction & post-construction stages in close coordination with other departments. Ensure that all project required permits, clearances and certifications are valid as necessary.Facilitate the conduct of pre-construction meetings, clarificatory meetings, submissions & opening of Project Work Bid Packages including recommendation to award of Project's Work Packages of the assigned project.Takes the lead in the final review, launch and implementation of For-construction project contracts, plans and specificationsTakes the lead in monitoring of project implementation onsite (ie. labor management, material procurement and management, technical leadership and engineering controls, contract and policy management, regulatory compliance) Takes the lead in technical supervisory functions over construction workers, contractors, and other on-site personnel.Takes the lead in oversight of construction of special projects within the siteOversee and responsible for the assessment, evaluation and approval of project billings (Contractors & Suppliers), including the daily monitoring, inspection, evaluation and implementation of necessary programs of actions in ensuring compliance to the stipulated articles of contracts for housing, land development and amenities awarded to each contractorOversee and responsible for the daily updating and monitoring of accomplishment reports including all other documentary requirements for each contract for submission on a weekly basis or as required by the companyEvaluation, and checking for completeness and accuracy of contractors' billings, requests for time extensions, materials specifications and alternatives. Take the lead in ensuring and monitoring that QA/QC inspection on workmanship is performed on completed project works at each phase of the project including closure of rectification issues/works prior to turn-over and acceptance of the units.Coordination and meeting with contractors, suppliers and other parties involved in construction operations in promoting and establishing common understanding in the execution of each projectCoordination and collaboration with Project Development department, Accounts Management department, Sales and Marketing department, Property Management department and external partners for status of each project construction accomplishment.Administration, assistance and monitoring of units for turn-over to buyer, addressing buyers concerns and complains, including support to Property Management department in the evaluation and processing of construction permits, bonds calculations, plans and estimates, and certificate of final inspections for homeowners proposed extensions, modifications and alteration of their units. Safekeeping and monitoring of all project material supplies, tools and equipment including preparation of request for materials, office supplies, tools and all other requirements needed for maintenance of the project, field office, its surroundings and repairs of units, amenities and facilities. Administration, monitoring, and distribution of issued Owner-Supplied materials for each contractor part of approved contract awarded to them including coordination with concerned suppliers and departments. Provide assistance during inspections by LGU's, DHSUD, Banks, Pag-IBIG and all other agencies or departments with official business transaction with the company and assigned project. Delegation, supervision and monitoring of daily work assignment for in-house workers and all other manpower assigned in the project.JOB QUALIFICATIONS AND SKILLS REQUIRED Obtained a bachelor's degree in Civil engineering, architecture, or a directly related field to construction project management and possessing a valid PRC licensed or its equivalentMust have a combined 6+ years of project management experience in residential mass housing and/or projects related to vertical and/or horizontal engineering construction and/or Property Management from a reputable property developer, real estate or contractor, including tracking and planning projectsThree (3)+ years of experience working with business stakeholders within a cross-functional matrix environmentStrong leadership, diplomatic and motivational skills including the ability to lead up, across and down multiple business and technology organizationsMust be focused, driven, team player Excellent leadership, communication (written, verbal and presentation) and interpersonal skillsIntermediate level of proficiency with MS Project, Excel, PowerPoint and Smart sheets with experience presenting to stakeholders and/or Senior LeadershipExperience negotiating vendor contractsExperience in successfully leading projects and programs to on-time, on-schedule and within budget closeMust be able to learn, understand and apply new technologiesMust be willing to work in Metro Manila, specifically Makati and Cavite or as assigned.SKILLS:Project ManagementContract AdministrationTechnical proficiency Process ImprovementComputer LiteracyDelegationFacilitationNegotiationPresentationsSupervisory skillsTeamworkWritten CommunicationPrioritization and Multi-tasking
