4D BIM, or 4D Building Information Modeling, is an extension of traditional 3D BIM that incorporates the element of time or scheduling. It adds a time dimension to the 3D models, allowing project stakeholders to visualize and analyze the construction sequence, phasing, and scheduling of a building or infrastructure project.
In 4D BIM, the 3D BIM model is linked with the project schedule, typically using construction scheduling software. By assigning time-based information to the model's elements, such as activities, tasks, or construction milestones, the 4D BIM model becomes a dynamic representation of the construction process over time.
The primary purpose of 4D BIM is to facilitate better project planning, coordination, and visualization of construction activities. It helps stakeholders understand the sequence of work, identify potential clashes or conflicts, optimize construction methodologies, and improve project efficiency.
Responsibilities:
- Collaborate with project teams to develop and implement 4D (time-based) BIM (Building Information Modeling) strategies and workflows.
- Utilize BIM software tools (such as Revit, Navisworks, or Synchro) to create and manage 4D models integrating time-related data into the project.
- Assist in the creation and maintenance of project schedules and timelines, linking them with the 3D BIM models to visualize construction sequencing and phasing.
- Generate visualizations and simulations from the 4D BIM model to communicate construction sequencing and phasing to project stakeholders.
- Collaborate with project teams to evaluate construction methods, identify potential schedule risks, and propose optimizations to improve project efficiency.
- Provide technical support and training to project team members on 4D BIM software tools and workflows.
- Ensure compliance with BIM standards, protocols, and project-specific requirements related to 4D modeling and scheduling.
- Stay updated with industry trends and advancements in 4D BIM technology, tools, and methodologies.
- Participate in interdisciplinary coordination meetings and contribute to the overall project planning and coordination efforts.
- Collaborate with other BIM specialists, including 3D modelers, MEP coordinators, and structural engineers, to integrate their work into the 4D BIM model.
- Assist in the development and implementation of BIM standards, best practices, and templates for 4D modeling.

- Bachelor's degree in architecture, engineering, construction management, or a related field.
- Proven experience in BIM modeling and coordination, with a focus on 4D modeling and scheduling.
- Proven experience in on 4D modeling with Fuzor or Synchro
- Strong proficiency in BIM software tools, such as Revit, Navisworks, Synchro, or other 4D BIM platforms.
- Solid understanding of construction sequencing, project scheduling, and construction methodologies.
- Familiarity with clash detection, constructability analysis, and clash coordination workflows using BIM tools.
- Knowledge of industry standards and protocols related to BIM, such as COBie, IFC, or OpenBIM.
- Ability to interpret architectural and engineering drawings, specifications, and construction documents.
- Strong problem-solving and analytical skills to identify and resolve issues in the 4D BIM model.
- Excellent communication and collaboration skills to work effectively with project teams and stakeholders.
- Detail-oriented with a focus on accuracy and quality in modeling and scheduling deliverables.
- Self-motivated and able to work independently, manage priorities, and meet project deadlines.
- Familiarity with other BIM-related concepts, such as 5D (cost-based) and 6D (facility management) BIM, is a plus.
